Do I need land before calling?
No. You can call us at any stage. If you already own land, we’ll talk through what your property needs to be ready: access, septic, utilities, and any deed restrictions. If you’re still looking, we can tell you what to watch for so you buy a lot that works for a manufactured home.
Some of our lenders also offer land-home loans, which finance the land and home together. We can walk you through those options.
Can Mustang Creek help with septic/water/electric?
Yes. We can coordinate the site work your home needs, so you don’t have to find and schedule separate contractors. That includes:
Septic: site evaluation, permitting, and installation by a licensed septic installer
Water: water line hookup to a meter, or a well connection if you’re off city water
Electric: meter rack or meter pole installation, plus help setting up service with your provider
Site prep: pad, driveway, and foundation work
We’ll include site work in your quote up front, so you know the total cost before you commit.
Are these Deer Valley, Champion and CAVCO homes?
Yes. Mustang Creek Homes is an authorized retailer for Deer Valley Homebuilders, Champion Homes, and CAVCO’s Apex and Summit series. Every home we sell is a new, factory-built home from one of these manufacturers and carries the manufacturer’s warranty.
Because we’re an authorized dealer, we can order any floor plan in their full lineups, not just the models on our lot, and customize finishes, layouts, and upgrades. We work with several lenders, including 21st Mortgage and Triad Financial Services, so we can shop your loan and find the best fit for your situation.
What makes Mustang Creek Homes different?
We’re a locally owned dealership based in Sherman, not a national chain. When you buy from us, you deal with the same people from your first visit through move-in day.
Turnkey service. We can coordinate the whole project: land prep, driveway, septic, utilities, foundation, delivery, and setup. You get one point of contact instead of juggling contractors.
